ANSWER:
There is NO fee to get started i.e. No Out of Pocket Expense to get started. However at the present time we are only able to accept LO's that have at least 6 months of verifiable experience.  If so, then fill out the paperwork on the Join SM page and mail it to the Corp. home office.

QUESTION: Do I need to pay additional money to use LOS software / system such as Calyx Pointe, Elli Mae Encompass, or Byte?
ANSWER:
You do NOT have to pay any additional money to use our LOS such as Calyx Pointe, Encompass, Byte etc. Everything we do is web based, so you would have full access to tap into our LOS at anytime you like, at no additional charge!

QUESTION: What lenders does SunnyMTG.com deal with?
ANSWER:
If you can think of the lender or know of the lender then we probably have them! SunnyMTG.com firmly believe in Quality rather than Quantity. Although we have access to 100's of lenders, we prefer to work with only lenders that are passionate about their work. If there is a lender that you have preference over, SunnyMTG.com will gladly initiate the approval process (no more than one lender per year please) PROVIDED it can be verified that:

  1. The New lender has a unique program that is not offered by our current lenders or
  2. The New lender is paying more YSP than the existing lenders.

It needs to be noted that:

  1. SunnyMtg.com does not sign broker agreements, if the lender that you are dealing with is not comfortable with the loan or loans then they should not close it.
  2. SunnyMtg.com will however furnish the W-9 if requested

QUESTION: What are your policies on adding a new lender?
ANSWER:
If you like a add a lender: Before we fill out the package and sign up with a new lender please confirm that:

1. The file cannot be done Sunny Banking Division
2. Else you must confirm with the a/e that they have the program. --- We need actual confirmation of this particular program from the a/e not website confirmation we need a/e confirmation.

IF this is the case, THEN, you will be given the authorization to submit your deal to this new lender.

  • Once your file is underwritten and all the conditions have been approved,
  • You must then fax these conditions to SunnyMTG.com.
  • SunnyMtg.com will however furnish the W-9 if requested
  • QUESTION: I have been arrested in the past, can I still join SunnyMTG.com?
    ANSWER:
    Yes, provided you disclose your arrest in the paperwork. Cause if your background check reveals that you were arrested however on the paperwork you indicate otherwise, that is the only time that your application would be rejected. Therefore its very important that you are upfront about your arrest.

    QUESTION: What does Unlimited Residual Income Mean?
    ANSWER:
    If you refer an experienced LO apply to join SM, and SM approves of the same, then you would be eligible to receive $100 every time they close a loan!

    QUESTION: Is Paying Real Estate Agents on a Loan Transaction Legal?
    ANSWER:
    That depends, each state is different some states may approve, provided the realtor also acting as the loan originator on the same transaction comply with the following three:

    1. Discloses to the customer by getting the disclosure statement signed (see step 1 on documents page) AND sign applicable state specific disclosures (provided by SunnyMTG.com).
    2. Is the interviewer and is listed on page 1 of 1003 as the interviewer.
    3. Provides at least the eight services pursuant to the state & federal guidelines

    However it should be noted that in multiple states this NOT allowed -therefore there is no cookie cutter answer to this question.

    QUESTION: What are the requirements for joining the Platinum / Team Leader / Group Leader Membership?
    ANSWER:
    SunnyMTG.com platinum membership requires:

    1. You must be a good moral citizen that is down to earth, flexible, and an individual that is able to follow directions
    2. You must be an experienced loan originator that is able to function independently and be able to close at least 1 loan every 90 days (see expiration / termination of membership).
    3. You should be computer literate including knowing how to use pointe. Have Internet access & fax machine (Brother is an five-in-one, printer, scanner, & fax machine, which can be purchased from Office Depot).
    4. Have an dedicated incoming fax (callwave.com).

    QUESTION: Will my Membership ever Expire?
    ANSWER:
    Yes, if you are INACTIVE for 180 days or more AND you also fail to make contact with SunnyMTG.com, then you will automatically have your membership and all of your Group memberships Expire and Terminated. Thus it is very important that you close atleast 1 loan every 180 days ( if you can't close 1 loan every 180 days, then you should NOT be in the mortgage business to begin with) OR making contact with SunnyMTG.com and providing an update as to why.... Else your membership will automatically lapse / terminated. Additionally postings on the web site is and shall constitute notice to the member and be deemed made part hereof.

    QUESTION: How would I pull credit?
    ANSWER:
    If you are on the platinum plan you will be provided with your unique user name and password for pulling credit. You can pull a single bureau for $3.00 and a tri-merged for $8.95 (You can also have the customer pay for their credit report by having them make the check out directly to the credit company or use their credit card).  If you are not on the platinum plan, then you need to consult your group leader to have them pull the credit for you.

    QUESTION: How would I get the rate sheets?
    ANSWER:
    SunnyMTG.com does NOT pad interest rates.  Thus you would contact the lender of your choice and have them either fax or e-mail you the rate sheets directly to you on a daily basis.

    QUESTION: What paperwork do people that join my group have to complete?
    ANSWER:
    Same paperwork as you, additionally also, Exhibit A on the Join SunnyMtg.com page.

    QUESTION: Can I process My Own Loans or How does Processing Work?
    ANSWER:
    SunnyMtg.com Quality Control Dept. runs VOE, VOD & VOR on all files internally. All FHA & out-of-state loans (if permissible) need to be processed by SunnyMtg.com.  You may however process your own conventional file in amalgamation with our Quality Control.

    QUESTION: Can I Chose My Own Title or Appraisal Company?
    ANSWER:
    APPRAISALS: All appraisals need to be paid at the door. Furthermore, Contractor shall not have any authority, nor hold out to have any authority, to represent or obligate SM in any manner whatsoever. In the event that the Contractor breaches these provisions and improperly binds SM to a third party, then SM, reserves the right to place Contractor in collections, for a liquidated amount of three times the sum of any assertion that a third party makes as a result of Contractor's actions. This liquidated penalty is in addition to any and all other remedies SM has against the Contractor and/or any such third parties.

    TITLE: Yes you may choose your own title however you will need to get your title company approved, click here for the process to get your title company approved.  Once approved you can start using them immediately. In exchange of which, you will need to comply with the following:

    1. Your Title Company (or you) needs to recruit at least 1 (one) Platinum / Team Leader member a month and and if you monitor them then you would still get the $100 residual income.
    2. Your Title Company needs to be familiar with ordering payoffs and be aware that no credit report, no appraisal and no commitment fees can be made payable to SunnyMTG.com on the HUD.   This means that the only five items are allowed to be made payable to SunnyMTG.com on the HUD, which are, mortgage broker fee, YSP, processing fee, application fee, & administrative fee.

    QUESTION: Can I do this on a Part-time basis?
    ANSWER:
    Yes however all members (regardless of the type of commission plan type) are required to close at least 1 loan every 90 days (see expiration / termination of membership).

    QUESTION: Is SunnyMTG.com Opportunity a Net Brach Opportunity?

    Anyone originating loans in the state of Florida must complete 4 hours of education on FS494 AND 10 hours of professional education covering primary and subordinate mortgage financing transactions (14 total hours). The original certificate verifying the completion of this 14 hours education requirement be submitted to SunnyMTG.com (you will be asked if this is needed from you). If your certificate is not received (if asked for by SunnyMTG.com), then you and all your group members will no longer be able to originate loans for the State of Florida.     QUESTION: Does SunnyMTG.com Charge Customers Junk Fees?
    ANSWER:
    Absolutely NOT!  It is SunnyMTG.com policy NOT to charge the customer junk fees such as Credit Report and/or Courier Fees. These fees must show $0 (zero) on the HUD-1 Settlement Statement (also see does SunnyMTG.com charge customers any upfront fee).
